What does the free preview show?

Flood risk, EPC rating, building age, tenure, listed status and an overall risk score where the data is available. It is meant to help you decide whether the property deserves more time. You do not need a card for the preview.

How much is the full report?

£12.99 for one address. You pay once. The report covers the full set of checks and downloads as a PDF for your solicitor, surveyor or your own notes.

What data sources does MyPropertyScan use?

We use public or trusted datasets such as Environment Agency flood maps where available, British Geological Survey ground data, HM Land Registry Price Paid Data, the EPC Register, Police.uk crime data, Ofsted school reports, Ofcom broadband and mobile coverage data, Food Standards Agency venue data, Historic England records and council tax bands. Coverage differs by nation and by dataset. The report says when a source did not return usable data.

How accurate is the flood risk data?

Where the live source is available, we use Environment Agency flood-zone data as an early warning signal. Flood data varies by nation and by layer. For Wales, Scotland or Northern Ireland, or where surface-water risk matters, you should still check the relevant national map, the local authority and your insurer.

Is MyPropertyScan a substitute for a survey?

No. A surveyor inspects the building. We check public data before you spend money on that stage. Use the report to decide whether to offer, what to ask, and whether a Level 2 or Level 3 survey looks more sensible.
